Terms and Conditions

Please ensure that you read and understand our Terms and Conditions.
Our Booking Conditions are designed to give you complete confidence.
  1. Reservations, Bookings and Cancellations

All bookings must be paid for in full at time of booking.
Payments are taken in Euros or Sterling.
If you would like to reserve and book ‘Black Pig Lodge’ directly through us, please message us using the form on the website. We will hold your reservation for 24 hours and confirm your booking once payment in full has been received via bank transfer. We will send you details for this via email.
Bookings can only be made by adults and cannot be accepted from anyone under the age of 18. We only allow guest stays where the lead guest is aged 18 years or over.
Your booking must be for holiday purposes only. We reserve the right to refuse hire for purposes other than holiday accommodation.
When you make a booking, you accept full responsibility for all persons who will use the property during the period booked.
You may not exceed the maximum number of allowed guests (2 people). We reserve the right to refuse admission if this condition is not observed.
  1. Confirmation of Booking

Upon receipt of payment, you will receive an email confirmation of your reservation.
All charges for the booking will be confirmed in this notification. The Hirer is responsible for the total advertised price of the property and any extras notified.
Discounts cannot be retrospectively applied to a booking that has been paid in full.
  1. Cancellation Policy

We hope that you will not have to cancel your stay, or part of your reservation. If for any reason this is unavoidable, cancellations must be notified by email to elspethjstockwell@gmail.com.
You will receive a full refund if you cancel up to 24 hours prior to your booking. If you cancel less than 24 hours before your arrival, that is after 3pm the day before you are booked in, we will charge you for the first night in full but refund any subsequent days that you may have booked.
  1. Amendments to Bookings (excluding cancellations)

We do not offer a transfer of dates option. A complete change of dates is treated as a cancellation.
  1. Price of Your Holiday

We reserve the right to increase or decrease the price of unsold holidays at any time.
However, such amendments to price will not be applied to holidays already confirmed.
  1. Length of Stay

The property has a minimum 2-night stay.
  1. Hirer's Responsibilities

It is the Hirer’s responsibility to ensure that their contact details are correct and up to date with us.
The Hirer is responsible for the property and is expected to take all reasonable care of it. We work hard to maintain and clean the accommodation and aim to ensure that the property is in a satisfactory condition for your enjoyment. We ask that you leave the property and grounds in a clean and tidy condition upon departure, including all equipment, utensils etc. If the property and grounds are left in an unsatisfactory condition and additional cleaning costs are incurred, we reserve the right to recover these costs from you. All breakages and damage must be reported to us immediately so that they can be rectified. The cost of repair or replacement of breakages and damage beyond normal wear and tear are the legal responsibility of the Hirer.
The Hirer is responsible for their own actions whilst staying at the accommodation and in all areas and facilities where the accommodation is located that the Host and Guest are legally entitled to use in connection with the accommodation (“Common Areas”). For example, this means: (a) you are responsible for leaving the accommodation (and related personal property) or Common Areas in the condition it was in when you arrived, (b) you must act with integrity, treat others with respect and comply with applicable laws at all times.
If there are problems relating to the functioning of the building, please let us know immediately.
Please note that candles are NOT permitted at the property.
Smoking is NOT allowed inside the property.
Please also note that we cannot accept hirer’s dogs in the grounds or accommodation.
We respectfully ask that guests always close the entrance gates behind them to prevent any ingress from stray cattle, goats or sheep.
The Hirer is welcome to avail of the front garden space but please be aware there is uneven ground. The Hirer uses the space at their own risk.
  1. Arrival & Departure

You will receive Access Details and Important Information via email about your rental. This includes contact information, directions to the property, arrival and departure time, etc. You can access the property from 3pm on the first day of your holiday. We will provide you with the keycode to access the key. We ask that you let us know if you are likely to be arriving late at night. We ask that you depart by 11am on the final day of your stay to allow us reasonable time to prepare the property for our next guest(s). We reserve the right to levy an additional charge if the property is not vacated in accordance with these terms on the day of departure.
  1. Personal Belongings

Baggage and personal belongings are always at the Hirer’s risk. No responsibility can be accepted for loss or damage to any car or its contents.
  1. Electric Vehicles

We respectfully request that you charge your electric vehicle at the nearest charging point and not at the property.
  1. Website / Literature

While every effort has been made to ensure that the representations stated on our website, or any printed literature, are made in good faith, neither they nor any oral representations will create liability on our part.
  1. General

There shall be no liability for any claim arising from the act, omission or neglect or default of us unless proved to be done with intent to cause damage or recklessly and with knowledge that loss or danger would probably result.
  1. Right of Entry

On rare occasions we may need access to the property for essential maintenance work, should it be necessary, we will give you as much notice as is possible and will endeavour to create as little disruption as possible.
  1. Complaints

If you have any complaint during your holiday, please contact us directly or at elspethjstockwell@gmail.com outlining the details of your complaint. By making any booking and payment for a reservation the lead guest agrees:
I have read and agree to be bound by the Booking Conditions.
I agree to be held responsible for the balance of hire for the property due and payable in accordance with these terms.
I understand that the property does not have a television, washing machine or dishwasher; and that mobile phone coverage can at times be limited.
I understand that as the Lead Person, I am responsible, before their arrival, for informing all guests of Black Pig Lodge’s booking conditions, and for their observance of same.
  1. Booking through Airbnb

Please note that if you decide to book through Airbnb, your booking will be subject to Airbnb’s Terms and Conditions, which we would advise you to read before booking.
